Why Is My Patio Sinking or Uneven?

Patios settle for different reasons than garage floors or driveways, mainly because of what sits on top of them and what surrounds them. In our years of inspecting patios across the Puget Sound, these are the causes we see most often:

Backfilled or disturbed soil. Most patios are poured near the foundation, over soil that was excavated and backfilled during original construction. That backfill is rarely compacted as well as undisturbed native soil, so it settles unevenly over time  (often faster on one side of the slab than the other), which is why so many patios tilt rather than sink evenly.

Poor drainage and downspout runoff. Patios are frequently installed right below rooflines and gutters. Without proper grading, runoff collects at the edge of the slab, saturates the soil beneath it, and slowly erodes support — a problem that's magnified by our Pacific Northwest rainfall.

Heavy, stationary loads. Hot tubs, large planters, outdoor kitchens, and pergolas concentrate enormous weight on a small footprint of concrete. Over years, that constant pressure can accelerate settling in ways a typical walking-traffic slab wouldn't experience.

Paver and slab interaction. On properties where a poured patio slab meets a paver walkway, retaining wall, or stone hardscaping, differential settlement between the two materials creates uneven transitions, trip hazards, and separation at the joints.

Tree and shrub root systems. Backyard landscaping means patios are often close to established trees and root systems. Roots can lift sections of a slab, or just as often, die back and leave voids that cause sinking.

Freeze-thaw cycles. Seasonal freezing and thawing expand and contract the soil beneath your patio, gradually working voids open under the slab.

Left alone, an unlevel patio tends to get worse — wider cracks, larger trip hazards, and water damage to the soil beneath your home's foundation if the slope starts directing water toward the house instead of away from it.

 

Signs Your Patio Needs Concrete Leveling

  • Standing water or puddling on the patio after rain, instead of draining away from the house
  • A visible gap or step where the patio meets the back door threshold, steps, or a pool deck
  • Cracks that run through the slab, especially near expansion joints
  • A slab that rocks or "teeters" when walked on near an edge or corner
  • Pavers or stones sinking unevenly next to a poured section
  • A patio that has pulled away from an attached structure, like a covered porch or sunroom

If you're noticing any of these, it's worth getting ahead of it — small settlement problems are far less expensive to fix with slabjacking than they are after they've caused structural cracking or foundation-level water intrusion.

 

How Does Patio Slabjacking Work?

Slabjacking (also known as concrete lifting or mudjacking) is a proven, minimally invasive way to raise a sunken patio slab back to its original elevation...without tearing out landscaping, or replacing the concrete. Here's what our process looks like:

  1. Inspection and mapping. Our technicians walk the full patio, identifying low spots, void areas, and any drainage issues contributing to the settlement, including checking how the patio interacts with adjacent steps, pool decks, or hardscaping.
  2. Site prep. Because patios often have furniture, planters, grills, or hot tubs on them, our crew works with you to clear or shift what's needed. We handle this carefully and with respect for your outdoor space.
  3. Strategic drilling. Small holes, roughly the size of a golf ball, are drilled at precise injection points across the settled area of the slab.
  4. Material injection. We pump high-density polyurethane foam beneath the patio. The foam expands to fill voids, stabilizes loose or saturated soil, and lifts the slab back to level with controlled precision.
  5. Leveling and verification. Our team monitors the lift in real time, checking elevation against surrounding hardscaping, steps, and thresholds to make sure everything transitions properly.
  6. Hole patching and cleanup. Injection holes are patched, the area is cleaned, and your patio is ready for furniture and foot traffic again — typically the same day.
